LH Estate (also referred to as "we", "us") operates this website to showcase curated luxury villas and related travel information, and to receive inquiries from guests and property partners. The site is run by Lukas Hubik in connection with LH Estate branding as shown on the site.

LH Estate provides editorial-style listings, descriptions, and imagery intended to help you compare villas. Information is provided in good faith but may change (availability, pricing, amenities, rules). Nothing on this site is an offer you can accept online: we do not process rental payments or final bookings on this website. When you inquire, we may introduce you to or coordinate with villa owners, managers, or other third parties who set their own contracts, cancellation rules, and house policies.

You agree to use the site only for lawful purposes and not to:

• attempt to disrupt, overload, scrape, or reverse-engineer the service;
• misrepresent your identity or send unlawful, harassing, or deceptive content;
• infringe intellectual property or privacy rights of others.

We may suspend or block access where we reasonably believe these rules are broken.

When you use the contact or partner forms, or reach out via WhatsApp or email, you choose what you share. Typical fields include your name, email address, optional WhatsApp number, message text, and (for guest inquiries) optional villa or dates; partner inquiries may include villa name, location, bedroom count, or social handle as you provide them.

We use this information only to read and respond to your request, to operate LH Estate, and where applicable to coordinate with villa teams. Inquiries sent through the site are delivered using Resend (email delivery infrastructure). Messages are sent to our operations inbox (e.g. contact@lhestate.com) and may be stored by our email and hosting providers according to their retention practices.

For visitors in the European Economic Area, the United Kingdom, and Switzerland, we aim to respect applicable data protection law (including the GDPR / UK GDPR concepts below) in how we process personal data.

Controller. For personal data collected through this website and related inquiry channels described here, the controller is LH Estate / Lukas Hubik as operated for this site (update this line if you trade through a registered legal entity).

Legal bases. We rely on (a) taking steps at your request before a contract or similar arrangement (responding to inquiries), and (b) where relevant, legitimate interests in operating a small hospitality curation business, communicating with prospective guests and partners, and keeping minimal records, balanced against your rights.

Retention. We keep inquiry content only as long as needed to handle your request, follow up, and maintain ordinary business records (including troubleshooting and disputes), unless a longer period is required by law. You may ask us to delete or correct information that is no longer needed, subject to legal exceptions.

Processors & transfers. Hosting (e.g. Vercel), email delivery (Resend), and our content system (Sanity) may process data on our behalf and may use servers outside your country, including in the United States, under appropriate safeguards where required by law.

We do not sell your personal data. We do not run behavioural advertising or third-party marketing pixels on this site as of the last update date above.

Like most websites, our hosting and application stack may set cookies or similar technologies needed for security, load balancing, or basic session behaviour. We do not use optional analytics or advertising cookies that track you across the web for marketing on this site as of the last update date above. You can control cookies through your browser settings.

Apart from photographs supplied for individual villa listings, which remain the property of the respective villa owners (or their photographers or licensors) and are shown on this site with their permission, essentially all other content you see here—including but not limited to videos, non-listing photography and graphics, site layout and design, written copy where we are the author, and LH Estate branding—is created by LH Estate and owned by LH Estate (or held under licence exclusively for our use). That material is strictly protected by copyright and related rights; all rights are reserved. You may not copy, reproduce, distribute, publicly display, scrape, or create derivative works from it without our prior written consent, except where applicable law expressly allows (for example, limited quotation for criticism or news reporting).

Nothing above transfers ownership to you by virtue of your browsing the site or sending an inquiry.

The site may link to Instagram, YouTube, WhatsApp, or other services. We do not control those services; their terms and privacy policies apply when you leave this site.

The site and its content are provided "as is" without warranties of any kind to the extent permitted by law. We are not responsible for the acts or omissions of villa owners, managers, or other third parties, nor for travel outcomes, availability, or pricing they confirm separately. To the fullest extent permitted by applicable law, LH Estate and Lukas Hubik are not liable for indirect or consequential loss arising from use of the site or reliance on its content.

Nothing in these terms excludes liability that cannot be limited under mandatory law (for example, certain consumer rights where they apply).

We may update this page from time to time. The "Last updated" date at the top will change when we do. Continued use of the site after changes means you accept the revised terms.
