Ryogoku has been the spiritual home of sumo for over two centuries. The Ryogoku Kokugikan, Tokyo's national sumo stadium, sits minutes from the door, and on tournament mornings the streets fill with wrestlers processing to the ring in full ceremonial dress, a sight unrepeated anywhere else on earth. The apartment presides quietly above it all, reached by its own private entrance on the ninth floor. The concept is called Bath-Living, and its logic is elegant in its simplicity: a sunken bath of dark stone occupies the centre of the main room, framed by a living wall of greenery and the skyline beyond, with no door, no separation, no interruption between soaking and the conversation unfolding a few steps away. Further into the apartment, a private sauna built entirely from tatami and dark timber delivers genuine heat from a traditional Japanese stove, paired with a cold plunge for the complete ritual. Two bedrooms, dressed in warm wood and washi-screened light, accommodate up to eight guests, with a loft bunk room. The kitchen is fully appointed, its wine cellar curated by a sommelier for evenings that have no intention of ending early. Entry is entirely private, and the floor belongs to a single party each night, without exception. You drift to sleep with the city suspended in glass beyond the bath, in the one Tokyo district where centuries of tradition remain a living, breathing part of the present, rather than something preserved behind rope.
